For twenty years, I worked in the Escrow Industry, and processed real estate closings from start to finish. Part of that work included clearing title reports, (title is many times where red flags occur, whether it’s easements, encroachments, judgments or old loans never properly conveyed by the prior lender, and other things from time to time). I have also worked with every lender you can imagine, and closed many loan “types”, from Conventional, to FHA, “hard money lenders”, cash and 1031 exchanges. During my time in escrow, I had the privilege of working with Attorneys, Estate Sales, Guardianship, 1031 Exchanges, and Investor transactions. I worked up loan documents from lenders, and prepared the legal documents required to transfer the ownership of a home, from one party to another. I read real estate contracts, and purchase and sale agreements for 20 years.
I keep mentioning 20 years, because, it’s a really important asset, something MOST agents do not have. I encourage you in your interview process of agents, to ask them about their knowledge, and experience, as it can be rather critical that they know what they are doing should a sticky situation come up. You definitely want them to know how to handle it.
