What to Repair Before you List

When you decide you want to sell your home, it is important to make a few repairs before you list the property for sale. There are several things you can do around the home to highlight its strengths and fix up some of its potential weaknesses. These simple repairs can make a big difference in how many buyers preview your home as well as how fast it sells. Here are four recommended repairs you can do yourself before listing your home.

A Fresh Coat of Paint

Giving your home a fresh coat of paint is one of the most cost-effective ways to improve the appearance of the home for potential buyers, and for the most part, it can be done yourself. Select a neutral, light shade of paint, like an off-white or a light gray color, and be sure that any visible scratches and chips on the walls are covered. For optimum results and the most appealing listing photos, you will also need to cover any accent walls.

Repair or Replace Floors

To a lot of buyers, hardwood floors are a desirable feature of a home, so you want to ensure that your floors look their absolute best. Make sure all floors get a good cleaning, being sure to fix any scratches and make any other necessary repairs. If your carpet is worn or stained, hire a carpet cleaning company to come to the home and give them a quality cleaning, or consider replacing them if they cannot be cleaned up. Remember to also clean any tile you have in your kitchen or bathrooms. Re-grouting can go a long way in making dingy tile work look brand new!

Refresh the landscaping

Show buyers your home is the full package by dressing up the outside as well as the in. Clean walkways and driveways, plant seasonal flowers and plants, trim hedges, and trees, install outdoor décor pieces, and fill in mulch and gravel.

Fix or Update Fixtures

Leaky bathroom faucet? Rusted drains? Loose drawer handle? Fixing the small things are generally easy and low-cost for the most part and can make a big difference to the detail-oriented type of buyer.

Update the Kitchen

An outdated kitchen can be a real eyesore in a home. Updating cabinetry, repairing or replacing countertops, and installing new faucets and sinks may be worth the investment.
